This project consists of a six-story commercial and service complex with a total floor area of 25,000 square meters. The ground and first floors are dedicated to commercial units, dining and leisure spaces, while the second to sixth floors are designated for administrative and commercial offices. The project was designed to be built on the site of an old dock, which had fallen into socially and environmentally unacceptable conditions. It was intended to be the first step in restructuring the coastal boulevard and revitalizing the old market and waterfront appearance. However, after a change in mayor, the project was halted. Instead, the Sadra Company implemented a marina at the same site without adhering to the approved design or considering urban traffic networks and coastal wave impacts. The marina was left unfinished and caused prolonged issues in the city center.
